The loan foreclosure process means paying off your whole loan before the end of its tenor. It has six simple steps, and the fee you pay depends on your loan type and your lender’s policy. Under RBI’s pre-payment charge directions, many floating rate loans to individuals for non-business use carry no such charge. This guide walks through each step.

Step 1: What does my loan agreement say?

Start with your sanction letter, loan agreement and Key Facts Statement. RBI’s pre-payment charge directions say that whether charges apply must be stated in the sanction letter and loan agreement, and that undisclosed charges cannot be levied. Note whether your rate is floating or fixed and the date the loan was sanctioned or renewed. Both facts decide which rule applies.

Step 2: Which RBI prepayment charge rule applies to me?

The same directions apply to loans sanctioned or renewed on or after 1 January 2026, and cover commercial banks, co-operative banks, NBFCs and All India Financial Institutions. Here is the summary for individuals.

Loan type What the directions say
Floating rate, non-business purpose No pre-payment charges, whether partial or full, with no minimum lock-in
Fixed rate Charges, if any, follow the lender’s approved policy and are based on the amount prepaid
Dual or special rate Treated as floating only if floating at the time of prepayment
Business purpose floating loans Rules vary by lender type and loan size

For NBFC loans sanctioned or renewed on or before 31 December 2025, the NBFC Responsible Business Conduct Directions say floating rate term loans to individuals for non-business purposes carry no pre-payment charges. If your loan is older and from a bank, confirm the position with the lender in writing. For more on why lenders charge fees, see our guide on why banks charge early closure fees.

Step 3: How do I get the foreclosure amount?

Ask the lender for a written statement of the amount needed to close the loan on a given date. It usually has the outstanding principal, interest to date and any permitted charge. Check each line against your agreement. Use an EMI calculator to compare what you would save in interest against any fee. Our page on EMI calculators in India can help.

Step 4: Is it worth paying the fee, if there is one?

Compare the interest you would still pay with the charge today. This is an illustrative example with round, made-up numbers, not a rule and not a BillCut offer. Suppose 2,00,000 rupees is outstanding on a fixed rate loan and the policy fee is 2 percent of the amount prepaid. The fee is 4,000 rupees. If the remaining interest you would otherwise pay is far higher, closing early can make sense. If it is only a little higher, waiting may cost less. Do not use up your emergency savings to close a loan.

Step 5: How do I pay, and what proof should I collect?

  1. Pay only through the lender’s official channel and keep the receipt.
  2. Ask for a written confirmation that the loan is closed.
  3. Confirm that no further EMI will be debited, and cancel any standing instruction with your bank.

Our guide on early loan prepayment, pros, cons and charges covers the decision in more depth.

Step 6: When do I get my documents back, and what about my credit report?

If you pledged property documents or collateral, the NBFC directions require the lender to release the original property documents and remove registered charges within 30 days of full repayment, with compensation of 5,000 rupees per day if the delay is the NBFC’s fault. You can ask for the documents at the branch servicing the loan or at another office of the NBFC. For lenders other than NBFCs, ask what timeline applies.

Lenders report to credit bureaus in cycles. CIBIL notes that lenders generally submit data within 30 to 45 days, so a closed loan may take a while to show. Check your report after that window. If it still shows the loan as open, write to the lender and ask for a correction. If a complaint stays unresolved, the RBI Integrated Ombudsman FAQ says you must first approach the lender, and can go to the Ombudsman after 30 days with no reply.

Frequently asked questions

What is the loan foreclosure process?

It is paying off the full outstanding loan before the tenor ends. You ask for a foreclosure amount, pay it, and collect proof of closure.

Do I pay a charge to foreclose a personal loan?

Under RBI’s directions, floating rate loans to individuals for non-business use carry no pre-payment charge. Fixed rate loans follow the lender’s policy, and the charge must be disclosed in your documents.

Which loans are covered by the new RBI pre-payment rules?

The directions apply to loans sanctioned or renewed on or after 1 January 2026, across banks, co-operative banks, NBFCs and All India Financial Institutions.

Can I part prepay instead of closing fully?

The directions refer to prepayment in part or in full. Check your agreement for how part payments are applied.

How long do I wait for my documents after closing?

NBFC directions require release of original property documents within 30 days of full repayment. Ask other lenders what timeline applies.

Why does my credit report still show the loan?

Lenders report to bureaus in cycles, and CIBIL says this generally takes 30 to 45 days. If it still shows open after that, ask the lender to correct it.

Should I foreclose a loan if I have other debts?

It depends on the interest rate of each debt and your savings. Compare total cost first, and consider advice from a qualified financial adviser.
